Mumbai is all set to go for redevelopment, with the Development Plan (DP) 2034 aiming to create employment for eight million persons and build one million affordable houses. The DP 2034 has provided for FSI of 5 as against 1.33 for commercial spaces or office spaces, which would increase employment opportunities and it has also opened up no development zone for development.
The principal secretary to urban development department Dr Nitin Karir, along with BMC Commissioner Ajoy Mehta, announced provisions of the new DP 2034 during a press conference at the Mantralaya. Mehta informed that 91 reservations were left out for various reasons and these have been pulled back 100 per cent in this Development Plan, thereby making available extra 42 hectares of land in Mumbai.
The Development Plan has provided for environment sustainability by specifically marking an area of 12,859 hectares as natural area and this area would be kept untouched, informed Mehta. Ease of doing business has been introduced in DP 2034, and the development control rules would now be referred to as development control and promotional rules so that development of the city receives a fillip. The new concept of accommodation reservation has been introduced in addition to ensuring more entry of women in workforce, along with provision of necessary amenities and opportunities for the differently-abled.
Aarey Colony would be a green belt area, barring the land allotted for Metro Car shed in the DP, which means that despite opposition by local citizens, Metro Car shed would come up at Aarey colony land. The DP 2034 has retained the 93 religious structures — including temples, churches, by marking those as heritage structures. By converting no development zones in to special development zones, an area of 3,355 hectares would be made available, in addition to salt pan land of 330 hectares, which the state government would seek from the Union government.

Karir informed that the state government in the last three years has given clearance to 125 development plans and regional plans of 17 districts, which is fifty per cent of the state. He informed that while clearing the Development Plan for Mumbai, thrust was on making available maximum space for development. He also added that building more houses would also result in market correction.
